This sign is all I need to sell my house, isn't it?    Although some people find selling anything no problem at all, most people have some hesitations at tackling a big project, like selling a home, and find it quite a daunting task. After all your home is probably your biggest investment asset. Selling a home without professional representation can be a challenge even for the most savvy person. If we can help you avoid a pitfall, we feel we have done our job even if we do not get your listing.

    There are many reasons for being cautious when taking on this job yourself.  1. Do you know what kind of person you are showing your house to?  2. Are you pricing your house to make it attractive to sell?   3. How do you show the home?  4. Have you made all disclosures well enough to keep from facing legal troubles in the future?  5. Are you sure you understand all the closing procedures to finalize the sale?

Let's take each question one by one, or go right to:

 Three FACTS that ALL "Unrepresented Sellers" should know.   

First: Make sure you get the name and phone number of everyone who visits your house. This if for your protection, and it helps you to follow up with interested buyers. Try not to be alone in the house when showing it. Put all expensive items out of sight. If someone calls, get his or her phone number , and then call them back to make sure it is a legitimate caller.

Second:  Make sure you search the Internet to check out what houses are listing for and selling for in your area. Make sure what you compare your house to is very much like the ones you check out, such as size, style, location, condition, amenities. The SOLD price is the most important. Listing prices may not help if the homes never sell. Check with the bank about financing to make sure your home can be bought by a qualified person at the price you ask. Listen to the news reports about new government programs to help buyers.

Third: You MUST be sure people can contact you at any time, and you MUST  able to show your home immediately. Make sure the outside of your house is clean and attractive to people as they drive up to it. Nice landscaping may help, or at least trim the bushes! Turn on lights inside to brighten the house. Use candles or bake cookies, play some soft music. If not too hot, open the windows for fresh air. If not too hot, light a fireplace. Have FACT SHEETS available to describe amenities and sizes of rooms. Do not count the square feet of garage or basement for Gross Living Area. Get rid of clutter! Fix anything that isn't working right, like a leaky faucet. Keep pets and children under control. Talk softly and don't say too much. Chatty conversations can often kill a sale. MOST of ALL REMEMBER: you DON'T have a SECOND CHANCE to make a FIRST IMPRESSION!

Fourth: Make sure you have your house inspected by a professional so you know it is in good shape before you sell it. You need to have a disclosure sheet available to let the buyer know if you have had any problems before and if they have been fixed.  If your house is older than 1978, be sure you have a "lead paint" disclosure. MOST of ALL: DO NOT SHOW any sign of DISCRIMINATION to any type of buyer if he is qualified to buy. You do not want to face future litigation because you failed to disclose something or refused to sell to a qualified buyer.

Fifth: Lastly, to close the sale, hire a good real estate lawyer. Don't try to do this on your own!!
