    When preparing your house for showing to prospective buyers, just keep in mind what the buyer is looking for. Usually the buyer gets a snapshot first impression as he or she drives up to the house. It is very important that the outside look attractive. Trim the shrubs, mow the yard, plant some flowers, or use hanging flower baskets, if appropriate. If it is winter, decorate with artificial wreaths or flowers for the season.  Put out a welcome mat.      On the inside of the house, spruce up the rooms. Fresh paint will go a long way, too. Have the carpets cleaned or at least swept and free of obstacles. Take out excess clothing to make the closets look as large as possible. Use organizers in the closet. BE SURE the kitchen and its appliances and the bathes are spotless. Get rid of anything that has offensive smells. It is wise to use candles or bake something that smells inviting. Decorate a table with center pieces, and put out nice place settings. Playing soft music may be helpful.
