This sign will help me sell house soon, won't it?    Are you thinking of waiting a while before listing? Are you contemplating trying to sell your house yourself? Be sure you have enough time. Although there are cases when a home sells immediately, putting a sign in the yard is usually just the first step. Especially in today's market, there is a normal marketing time to locate a buyer. There may be many more days to do all the things before you reach closing and before you can move. Check out the suggested times that may be involved in a transaction after it is listed with an agency, and add your waiting time. Do you have enough time to wait?

The following information is taken from marketing expert, Floyd Wickman.

Make your own chart with days and date to fill in:

REAL ESTATE TIMING ANALYSIS Days Date
First write down today's date in second column. -----  
Now write down the number of days you plan to wait before listing, and then add to the date you put in the first row.    
Estimated average marketing time in today's market after listing, if home is priced right. Add that to the previous date. 120-180*  
Adjustments that may have to be made due to contingencies or contract not being fulfilled on time or other things cause delay. Add to previous date. 30-60*  
Normal processing time for inspections and closing procedures. Add to previous date. 30-40*  
Possession time if not immediate upon closing. Add to previous date. 7-14*

Remember: there may be a potential financial loss as well as an inconvenience when you prolong the selling process so be sure you start the process of selling on your own as soon as possible.

 

    If you need to be in your new home on a certain date or have to move because of health reasons or perhaps you want to buy a certain home that is on the market now, what problems may you be facing by waiting those extra days you put in the second row in the above chart?  It is best to start the selling process as soon as the decision is made that you want to sell. Be sure to allow extra time if you are doing this without representation.
