I know this market — the operators, the buildings, the deals that closed for less than the asking, and the ones that should have closed for more. If you're working a deal here, I want to be useful.

Self-Storage

The market that's quietly carrying SWMO. I track most of the operators in the region and have a strong read on what's actually trading vs. what's listed.

Industrial

Warehouse, distribution, light manufacturing. Limited supply and unusually patient demand. Underwriting requires real local knowledge — not comps from Kansas City.

iii.

Flex Space

The most misunderstood asset class in the region. Mixed-use buildings that wear multiple hats well — and earn returns the spreadsheets don't catch.

Value-Add

Tired buildings, under-priced rents, lazy management. The deals where the upside is in the work — and where I can usually tell within a walk-through whether it pencils.
